Phase 1: Kick Off

(ii) It’s best to finalise the design agreement during the waiting period

(i) Taking the Client’s instructions and analyzing the project brief; and

(ii) Site visit and site investigation

Vision Package

  • Based on the scope selected by client, the following items will be combined together and presented to the client as Vision Package
  • Vision package is the Designer’s Vision of the project. This process will require feedback from client and signed off before moving to Phase 3
  • Client is entitled for amendments up to 3 times free of charge at every stage of commencement and phases
Note: Based on agreement. Completion of schematic Phase will render client to sign off and make payment

  • Also this stage will take up 2-3 meetings before finalize by client, and will not move to the next stage until client signed off

Phase 4: Contract Documentation

The Contract Documentation stage is to document the concept/idea from phase 2 and 3 into tender drawings, with technical, material and specifications
Note: Cost estimation will also be updated in this phase. However, it is not as final cost

ENDO will:
  • Call for 3 company (max) for tender
  • Conduct tender interview
  • Prepare for tender report
  • Award on behalf of client
If required ENDO will assist Quantity Surveyor to complete the Bill of Quantity (BQ)
* Up to 3 contractors for tender process

Contract Implementation

Note:Based on agreement. Completion of Phase 4 will render client to make payment
Phase 5: Construction Implementation

The process of moving from documentation phase to realising the works at site

Conduct site kickoff meeting with maincon and consultants

After the completion of DLP, ENDO will issue CMGD (Cert of Make Good Defect)

Construction Flow By ASCORE SB (ASB)

Pre Construction

ASB to receive the drawing and spec from designer and prepare (Bill of Quantity) BQ and timeline

During Construction

  • ASB at Implementation stage, will have periodic on site meetings.
  • To supervise, manage, and monitor site

Post Construction

  • ASB with client to do one time defect check based on BQ.
  • ASB to perform and rectify the defects.
  • ASB will prepare and submit Final Acc
